Very excited for today

We have a great topic! One that I think we all get very excited to talk about

Which is traffic

And so I figure, if we’re going to be bringing up traffic

Here in Colorado

In the real life portion, all kinds of feelings come about

You can get real excited because you’re amongst a lot of other people

Like Will Beas, one of our home buying specialists

Or when you think of traffic

Maybe you’re not so excited or

Motivated to be around all the people

But you actually start feeling

Anxious or frustrated for the overdue amount of traffic that seems to just be

In your life. And so, real life

We have different emotions but when it comes to real estate

We have some really exciting facts going on

And so, last year

Every single home that was listed averaged about 30+ showings for that listing

And this year, those showings are actually down 33%

And so our emotions might lead us to feel like

That the traffic here is busier

And we get emotions of frustration or anxiety

But the real reality is that in real estate

It’s actually much better this year

And so I have Will here to share with us a little bit on

How are we taking advantage of navigating people through this traffic

Now that every home has about 33% less showings

When it’s listed this year in 2017

So Will tell us a little bit about that


Will: So really what it comes down to

Is with less people being out here in the market looking at homes

It really allows us to get out there and implement different strategies

Like our ‘First-Entry, First-Offer’

What that means is

Just like in real life

The early bird gets the worm

It’s no different in real estate

We’re going to be out there

We’re going to be looking at homes first

Instead of those high traffic times

So, it empowers our buyers to go out there

Make a strong, solid offer

And it allows our iHOMES agents to make a time sensitive offer

That’s really going to be beneficial for our clients’ money and their rights

So you start thinking about what you brought up in

And sellers have the same emotions

From where it was last year and thinking that,

“Hey. All these people are coming through”

But with the fact that 33% less people are actually coming through each home

Is, sellers are starting to feel that anxiousness

And then the buyers that are out there with you Will
